Selling Your Home with Me
Why Sell Your Home With Me?
COMPREHENSIVE MARKETING
To sell your home fast, my proactive marketing plan will have one purpose – to increase awareness among potential buyers leading to in-person showings. My marketing plan will include pre-launch campaign to create demand for your home before it becomes available on MLS, seed the market with information about the property, give Google ranking boost, create a buzz and make the property to go “viral”. After the sale of your property is launched, I will continuously market it and hold open houses to reach buyers online and offline until your property is sold.
PROFESSIONAL PHOTOGRAPHY
Today, 95% of buyers use the Internet during their home search, which makes online presentation an essential part of marketing strategy. Once your home is ready for sale, I will pay to have your home photographed by the first class photographer. Beautiful photographs will entice the buyers to visit your home in person and allow for an opportunity to make a positive first impression with potential buyers. Getting and holding buyers’ attention online with professional photography is one way to increase the probability of an in-person showing that produces an offer.
STRATEGIC PRICING
I will determine your home's price by preparing a comparative market analysis (CMA). I'll assess recently sold properties in your neighborhood, considering factors such as size, condition, and unique features that may impact the home's value. Additionally, I'll take into account market trends, economic conditions, and overall demand for homes in the area. With my expertise and knowledge of the local market, I arrive at a competitive yet realistic price that attracts potential buyers while ensuring a fair value for the seller.
ONE-ON-ONE PERSONAL SERVICE
When you list your property with me, you will receive attentive one-on-one service. The responsibility of managing the sale of your home will never be passed off to the other agents or assistants. You will receive regular updates on web traffic, in person visits, and feedback from agents and prospective buyers. Our regular communications will inform you on changes in the market, including new listings, price changes of competing homes, sales and how we should re-position your property to remain competitive.
Home Selling Process Overview
When you decide to sell your home, you obviously want to get the best possible price with the least amount of hassles along the way. My job is to help you to achieve the goal to sell your home quickly and for the most money.
Together, we will take several well planed steps to achieve the goal of the quick and successful home sale. Please click on each section below to get a sneak peek of the key stages involved in selling your home.
Staging, decluttering, and organizing are crucial steps when preparing to sell your home. By taking the time to arrange your space in an appealing and organized way, you increase the likelihood of attracting potential buyers and getting top dollar for your property. Staging allows buyers to envision themselves living in the home and helps them to see the full potential of each room. Decluttering and organizing make your home look more spacious and well-maintained, which can be a major selling point. These steps can also help to speed up the sale process, as homes that are staged and organized tend to sell faster than those that are not.
In order to sell fast, your house has to be priced correctly. As a first step, I will create a
comprehensive Comparative Market Analysis (CMA) to estimate your property’s selling price.
The comparable properties included in a CMA report will be similar in size, style, and condition.
When selecting “comps,” the date of sale, location, and size of a home are the most important
factors, but amenities, floor plan/style, age, number of bedrooms/bathrooms, garage size,
improvements, and potential negatives (such as proximity to a busy street) may also be
considered.
Before seeing your house in person, the potential buyers will search for their “dream home” on
the Internet. According to the National Association of Realtors’ latest report, 95 percent of all
buyers will be using the Internet at some point during their home search process. This makes the
Internet marketing and presentation very important. What is included in my Internet Marketing
Plan:
• High Quality Photos
• 3D Walking Tours
• Internet Exposure
• Facebook Ads
• Adwerx Ads
• On-Line Advertisement in local publications, such as: Washington Post, Washingtonian
Magazine, Washington Life, Luxury Homes, Capital File, Sun Gazette, Mclean and
Vienna Connection, Modern Luxury DC, Viva Tysons.

Your house is not sold, until the last document is signed. The closing process finalizes the sale of
your home and makes everything official. This is when you get paid and the buyer receives the
deed to your home. The closing agent will prepare documents for the closing; conduct the closing; make sure taxes,
title searches, and closing costs are paid; ensure that the buyer’s title is recorded; and ensures
that you receive any monies due to you.
