August 2017 Housing Market Update for Washington DC Metro Areas

August Home Sales and Median Prices

The following analyses of the Washington, D.C. housing markets are based on August 2017 MRIS housing data.

  • The Washington D.C. Metro median sales price of $430.000 was up 2.2% or $9,250 compared to last year but was down 2.3% or $9,900 compared to last month. This is the highest August price of the decade.
  • Sales volume across the DC Metro area was over $2.6 billion, up a slight 0.1% from last year.
  • Closed sales of 5,072 were down 0.3% compared to last year and down 1.6% compared to last month.
  • New contract activity of 4,965 was up 1.2% compared to last year.
  • New listings of 5,894 were up 7.2% compared to last year but were down 6.2% from last month.
  • Active listings of 9,855 are down 4.4% compared to last year and down 4.1% compared to last month. This is the 16th consecutive month of declines in year-over-year inventory levels.
  • The average percent of original list price receive at sale in August was 97.8%.
  • The median days-on-market for August 2017 was 18 days, four days lower than last year.

The following analyses of the Washington, D.C. housing markets are based on June 2017 MRIS housing data.

  • The Washington D.C. Metro median sales price dropped slightly to $455,000 from last month’s record-setting $460,000 and ranks as the second-highest monthly price of the last twenty years.  It was a 2% or $9,000 increase over last year.
  • Sales volume across the DC Metro area was over $3.4 billion, up 5.8% from last year.
  • Closed sales of 6,142 were up 3.4% compared to last year and set an all-time high for the decade.
  • New contract activity of 5,961 dropped 0.3% compared to last year and 10.6% compared to last month’s record level of 6,668.
  • New listings of 7,802 were up 4.0% compared to last year but were down 3.5% compared to last month.  This was the highest June level of the decade.
  • Active listings of 10,481 are down 7.3% compared to last year, but are up 6.2% compared to last month. This is the 14th consecutive month of declines in year-over-year inventory levels.
  • The average percent of original list price received at sale in June was 98.5%
  • The median days-on-market for June 2017 was 12 days, two days lower than last year.

In May, the Washington, D.C. median sales price hit an all-time high of $460,000. As the Washington real estate market continues to reach new heights, we’re taking a closer look at the very top with this list of the most expensive listings in the area.

March 2017 Housing Market Update for Washington DC Metro Areas

The following analyses of the Washington DC Metro Area housing market is based on February 2017 MRIS housing data.

• March 2017’s median sales price of $420,00 was up 5.3% or $21,000 compared to last year. This is the highest March median sales price on record, with data going back to 1997.

Sales volume across the DC Metro area was nearly $2.3 billion, up 26.7% from last March.

Closed sales of 4,450 were up 18.5% compared to last year.  It was also the highest March level in a decade and easily exceeding the 3,755 sales recorded last March.

New contract activity of 6,254 also reached a ten-year March high, increasing by 1.4% over last year.

New listings of 8,210 were down 1.7% compared to last year.

Active listings of 8,648 are down 11.5% compared to last year but up 15.3% compared to last month. This   is the eleventh consecutive month of declines in year-over-year inventory levels, and inventories are at the lowest March level since 2014.

• The average percent of original list price received at sale in March was 97.9%, up from last year’s 97.1%, and also up from last month’s 97.4%.

The median days-on-market for March 2017 was 15 days, 12 days lower than last year.
